Shopping Draper Neighborhoods? Draper home shopper what Draper neighborhoods have you driven through? I have read many statistical articles that say people begin their home shopping experience on line. I think they start by driving through neighborhoods. Yes, most do end up on line, but I have found that people looking for a shop neighborhoods first, and of course when they are serious go to the internet.

Many don’t want to be the owner of the nicest home in the neighborhood. It is often not good on a resale to own a home that is way over the common value in that neighborhood. Some investors look for a home way below the standards of it’s neighborhood.  The reason, investing  money in that home is often well spent by bringing it up to the value of its neighbors homes.

So what are examples of available homes for sale in Draper neighborhoods? Remember from last weeks Draper Utah real estate statistics that their is a variety of price ranges in homes for sale and neighborhoods in Draper. Below I share some available today with listing number, price, and comments about that home from the REALTOR® that has listed the home for sale. I exclude condominiums and homes that are likely to be short sales in this example of Draper neighborhoods.

The lowest price home on the market and listed in the MLS is in Victors Pond. MLS# 1237826 for $249,900. The agent says, “located in the heart of Draper, close to everything.” In this short sentence we see what often drives a particular neighborhood decision. What is it close to? Some care about shopping, schools, or work. Also at that price is MLS #1246328 in Auburn Fields. The agent points out that this Draper neighborhood is located minutes from Trax in a convenient location near the freeway. These two factors are often important. Also at $249,900 is a home in the Draper neighborhood of Inauguration. No mention is made of the of neighborhood benefits. It quickly makes me wonder if this in one of the not so nice Draper neighborhoods.

Moving up $50,000 in price to $299,900 lead me to MLS listing # 126929 in one of the Draper neighborhoods, Draper Meadows. About half of the agents remarks about this home are about the neighborhood: Great location, fabulous unobstructed views of the Wasatch Mountains from the backyard suited for family cookout, parties or just relaxing. 2 blocks from a Trax station and walking distance to the wetland ponds. High vaults, clean and move in ready just waiting for you! Storage above the garage as well as the basement. Views are important to many and affect the homes price. Are you looking for one of the many neighborhoods in Draper that offer views?

There are a lot of homes for sale in the $300,000 price range in various Draper neighborhoods, too many to discuss in an article. However, at $399,000 you can live in South Mountain “Not a busy road” the agent says. “Exceptional location”.

At around $499,999 you can live in ” The Ridge and Bellevue. Going up in price are posh Draper neighborhoods such as Twin Peaks, Cambridge South, and Pheasant Hills.
