Draper is an interesting part of greater Salt Lake. The homes for sale in this market range in price from $151,000 to $5,900,000. This certainly is quite a spread or price range. Is this city eclectic? We shall see as over the next seven days we will focus on Draper Utah, and just begin with Draper Utah Real Estate Statistics.

By the way, there are currently 208 homes for sale in Draper. Only seven are condominiums, 179 are single family homes. The spreadsheet below details the current active homes for sale in Draper. It is in increments of $50,000.00. The three price ranges with the most on the market are $300,000 to $349,999 – $350,000 to $399,999 – and $500,000 to $549,999.
The price range with homes selling the fastest is $300,000 to $349,999 and $400,000 to $499,999. This is a chart I look closely at when listing a home for sale. My input on price is based on more than just looking at comparable sales and homes on the market. It includes looking at this chart and keeping an eye on it during the entire listing period. Look at the difference in days on market on the price range between these two mentioned in this paragraph. Note that if you are in the $350,000 to $399,999 range the average days on market is seriously longer than the two brackets above and below this range. What it tells me is that looking at Draper Utah Real Estate Statistics I might want to be in one of those two brackets. I have a listing now that is $1000 out of a next bracket situation. If the activity in the bracket above comes alive I will be proposing a $1000 price increase. We came close to that proposal a couple of months ago.
Although I use absorption rate as a better indicator of days on market a quick glance at this chart has some important observations to make. There are five brackets where after about nine months homes are still on the market. All of these brackets are over $800,000.00. Patience is a virtue here, catch it if you can.
The under contract chart is quite telling. There are fifty five homes under contract and 208 still on the market. I will post the absorption rate chart next, it will show that in some prices this is a buyers market.
There must be a lot of discouraged sellers in Draper. The Draper Utah Real Estate Statistics table is so deep that I can’t clip a photo of it. If I did a graph instead it would be so congested it would look like mud. What the heck, I will post it anyway.
